Land Records

The Land Records division of the Tax Department is responsible for maintaining ownership files and cadastral maps for all real estate in Guilford County. The ownership record consists of the owner's(s') name(s), the situs address (the location of the property), the mailing address (where the tax bills are sent), and the legal description of the property. The cadastral maps are maintained digitally for assessment purposes and are available on the Internet as part of the County GIS and may viewed through the GIS Data Viewer. The information used for creating these records comes from legally recorded instruments.  Every effort is made for accurate and timely maintenance of the ownership records.

If you need to change the address to which your bill is mailed, you may call the Land Records office at 336-641-4879 or fill out a Real Estate Mailing Address Change Form.  

The maps and data on the GIS site are for informational purposes only and should not be construed as accurate and/or certified. Property lines may become distorted, as different layers of information and aerials are added to the GIS maps.

Easements are not mapped but noted in our land records. Easements do not transfer property or permanently change property lines.

If you feel that your property has been mapped incorrectly, please remember that property lines may be distorted, because of the layers and aerials that have been added to the maps. The Land Records Department will gladly review surveys (containing the surveyor’s seal), and other pertinent information, if presented.

Tax bills reflect property as of January 1 of each year. Any split or combination done after January 1 of a year will be billed accordingly, the following year.

Because of the number of instruments involved, there is a natural time lag between when a document is filed and when it is reflected on the Internet. This time lag will vary depending on several factors including the type of transaction involved and degree of mapping difficulty. You can always view the data, on the GIS Data Viewer, to check the currency of our records.

In Greensboro, older maps can be found at the Tax Information Center or GIS Department, located in the Independence Building at 400 W. Market St. In High Point, older maps are found at the High Point Register of Deeds Office, located at 325 E. Russell Ave.

The Tax Department does not automatically receive death or inheritance information. You will need to notify our office of the death. You may do so by completing the Death Notification Form. You will be asked to supply official copies of the Death Certificate and the Will. You may attach these with the Death Notification Form and email to TaxTransfers@guilfordcountync.gov, bring documents to our office, or mail them to Real Estate Transfers, Guilford County Tax Department, PO Box 3138 Greensboro, NC 27402.

For questions concerning the filing of an Estate or Will, please contact the Estates Department at 336-412-7550. Please note that you will need to contact our office, once the Estate file is closed, if change of ownership of real estate is needed.

If you need to change your name due to marriage, divorce, or court order, email an official copy of your marriage certificate or an official copy of your court document to TaxTransfers@guilfordcountync.gov. In some cases, you may need a deed. If you are uncertain as to whether a deed is needed, you may call our office for clarification.
