2022 Reappraisal
The next reappraisal will occur in 2026.
Reappraisal is an in-depth process of assigning new values to all the real property in the county at its current market value. If no changes are made to the property in-between reappraisal years, the value will not change.
Guilford County appraisers review and analyze information including comparable sales in your neighborhood. Reappraisals are not only mandated by North Carolina General Statues, but are necessary to maintain equitable and uniform property values. Reappraisal tools include county maps, aerial photography, street level images, sales analysis, field visits, and other methods to gather data used in determining market value. Guilford County conducts reappraisals entirely in-house by appraisers familiar with the local market.

Parcel Verify Tool
If you want to confirm that your parcel details are correct, use this tool.
The Parcel Review Tools Search Screen
The search screens for the Review Tools have a green background and provide three choices to select a subject parcel. You can enter a parcel number, an owners name or a parcel address. The bottom portion of the screen contains a guide on how to format for data for each of the three choices.
Once your parcel has been found, click the submit button again to proceed to the next step.

Verify or Review Screen
After your subject parcel has been selected, you will move to the next screen where you will need to choose between Verifying the details of your parcel or Reviewing your property to similar parcels in your appraisal neighborhood.

Parcel Record Update Tool
This tool allows you to review and verify details of your parcel record. This will help make sure you are being appraised as accurately as possible. On this screen, you can enter updated information into the column on the right:
- You will need to enter a contact name, daytime phone number and valid email address in order for your updates to be submitted.
- Please note that it may take up to 10 working days to update your data.

If you want to review the details of your parcel value to similar sales in your appraisal neighborhood, use this tool.
Verify or Review Screen
After your subject parcel has been selected, you will move to the next screen where you will need to choose between Verifying the details of your parcel or Reviewing your property to similar parcels in your appraisal neighborhood.

Neighborhood Summary Page
This page details the selected parcel and the Appraisal Neighborhood it resides in.
- A map of the Appraisal Neighborhood is shown on the left of the screen.
- On the right side of the screen, inside the yellow box, displays parcel identification information and a house photo.
The bottom portion of the box contains qualified sales information for the Appraisal Neighborhood.
Subject and Comparable Sales Summary Page
This page provides a summary of the subject parcel and up to three similar parcels.

Subject and Comparable Detail Page
This page displays details for the subject, shown in green and the comparables, shown in blue. It is an expanded version of the previous page.
Each parcel has hyperlinks to the GIS /Mapping Record and Property Record Card.
